The Corridor Autumn 2026: Quarterly perspectives on prime property and private wealth in the UK, UAE and Singapore
Prime central London prices rose for the first time in four years as the top end stabilised and rents tightened ahead of the Budget. Singapore’s prime market held firm on local buyers, Dubai adjusted while Abu Dhabi grew, and Indian family offices weigh which hub plays what role.
Summer 2026 Property Market Review: London, Surrey, Singapore and the UAE
London is bottoming rather than recovering, with buyers setting the price and the Autumn Budget looming. Prime Surrey rewards accurate pricing, Singapore’s prime core hit a four-year high on local demand, and the UAE is maturing. In all three markets the best assets pulled away.
Prime Mayfair property
Mayfair blends heritage townhouses, lateral apartments and mews houses with galleries, tailors and clubs. With prime values around 22% below their 2014 peak, scarce supply, off-market deals and new anchors such as The Chancery Rosewood, the timing favours selective acquisitions.
Belgravia luxury property
Belgravia’s white-stucco squares, mews and lateral apartments draw buyers from the Gulf, India, the US and Europe. Grosvenor stewardship, village-scale streets and regeneration such as the Cundy Street Quarter support values, while prices below the 2014 peak favour acquisition.
Singapore luxury property
Singapore is a market you curate, not navigate. ABSD and debt limits filter speculation, while the Draft Master Plan 2025 and new rail lines create lasting value. UHNW buyers should buy for end-user appeal, lease first, consider commercial assets and plan around family offices.
Richmond upon Thames property
Richmond upon Thames pairs Richmond Park, Kew and Hampton Court with a lively high street, good schools and London’s lowest crime rate. Period homes and riverside apartments, steady family demand and close links to Heathrow and central London make it a resilient long-term choice.
Indian UHNW & British addresses
Indian UHNW buyers still favour London and Surrey. With India’s ultra-wealthy set to grow by around 50%, prime central London about 22% below its 2014 peak and the new FIG tax regime in place, a two-home strategy pairing London with a Surrey estate offers status and succession.
London & Surrey
For international buyers, England offers the rule of law, strong title and discreet liquidity. Prime London delivers understated elegance; Surrey’s St George’s Hill, Wentworth, Cobham and Weybridge add space, schools and privacy. Together they form a complementary two-home life.
