Fees, terms & conditions

At Llanover International our fees and terms and conditions are designed to be transparent. We believe in open communication and will discuss our fees in detail with you during our initial consultation.

Sales fees

Sales fees are agreed tailored to the specific property and the services required. It is in the range of 2% to 3% of the sale price plus VAT depending on whether it is a sole instruction or joint sole or multi agent instruction.

Buying search fees

Our retained search fee for property acquisition is 2% of the final agreed purchase price plus VAT. This fee covers our comprehensive search and acquisition services from initial consultation to the final purchase. An instruction fee is payable for a 6 month period upon instruction to cover our costs incurred for the search. This fee is non refundable but is deducted from the final fee upon purchase and completion of the transaction.

Lettings searches fees

Our search fee for lettings is one month’s rent plus VAT and is subject to a minimum fee of £6,000 plus VAT. This fee covers our dedicated search for your ideal rental property, including negotiation and all other related services. An instruction fee is payable for a 3 month period upon instruction to cover our costs incurred for the search. This fee is non refundable but is deducted from the final fee payable upon the signing of the tenancy agreement.

Managed sales fees

For properties which we do not cover under our business model such as properties outside of London, we collaborate with other agents and business associates to ensure that the best service is delivered to our clients via a managed sale. We advise our clients and coordinate as required with the listing agent. The fee for this service is 1% plus VAT and is separate from the fees that the client agrees to pay the listing agent.
